of 5— Get set up with ChatGPT
What you'll accomplish
By the end of this guide, you'll be able to upload a scanned deed image to ChatGPT and have it extract the key data — grantor, grantee, legal description, recording info, and any deed restrictions — in 2-3 minutes instead of 10-15 minutes of manual reading and transcription.
What you'll need
- ChatGPT account — free tier works; {{tool:ChatGPT.plan}} at {{tool:ChatGPT.price}} allows image uploads and higher usage limits
- Scanned deed images saved as PDF or JPG/PNG files
- Time needed: 30 minutes to learn; 2-3 minutes per deed after that
- Cost: Free (limited) / {{tool:ChatGPT.price}} for {{tool:ChatGPT.plan}} with higher limits
How-To Guide: Extract Data from Scanned Deeds with ChatGPT
Step 1: Get set up with ChatGPT
- Go to chatgpt.com and sign up or log in
- You'll see the main chat interface with a text input at the bottom
- Look for the paperclip icon (📎) or an image icon next to the input field — this is the file upload button
What you should see: The ChatGPT chat interface with an input area at the bottom and an attachment icon. Troubleshooting: If you don't see an attachment icon, you may be on the free tier without image upload. Upgrade to {{tool:ChatGPT.plan}} for image uploads, or copy-paste the deed text instead of uploading the image.
